What the network gives you
Summit does not employ agents or take a cut. We negotiated terms on behalf of members and then got out of the way.
Agents who clear a real bar
Every agent has closed at least 24 transactions in the past two years in the market you are buying in, and holds a member rating of 4.5 or higher.
A rebate at closing
The agent shares part of their commission with you through Summit. It appears as a credit on your closing statement or a check within 30 days.
No obligation either way
Meet the match, and if the fit is wrong, tell us and we will send another. You are never locked in, and you can decline the network entirely.
What the rebate is worth
The rebate scales with the sale price because the commission does. These are the tiers, not estimates.

How matching works
You get two or three names, not a directory
Tell us the neighborhoods, your price range, and your timeline. A Summit coordinator reads that against the agents working those specific streets and sends you a short list with their recent sales attached.
Four steps to the rebate
The one rule that matters: enroll before you sign anything with an agent.
Enroll first
Submit the match request before you contact agents on your own. A rebate cannot be applied retroactively once a representation agreement exists.
Meet your matches
You receive two or three introductions within one business day. Interview them the way you would any professional and pick the one you would want in a negotiation.
Buy or sell
Work with your agent normally. Your coordinator checks in at contract, at inspection, and a week before closing.
Collect the rebate
At closing the credit appears on your settlement statement, or a check arrives within 30 days where state rules require it that way.
Common questions
Do I have to finance with Summit to get the rebate?
No. The rebate comes from the agent's commission, not from your loan. Members who pay cash or finance elsewhere still receive it, though financing with us keeps the whole transaction in one place.
Is the rebate taxable?
The IRS has generally treated buyer rebates as a reduction in the purchase price rather than income, which means no 1099 in most cases. Your tax advisor should confirm it for your circumstances.
What if I already have an agent I like?
Use them. We would rather you work with someone you trust than switch for a credit. If they are willing to join the network before you sign an agreement, ask us and we will reach out to them.
Are rebates allowed everywhere?
No. A small number of states prohibit commission rebates to consumers. Your coordinator will tell you at enrollment whether your state permits one before you invest any time.
Does the agent know I am getting a rebate?
Yes, it is agreed in advance as part of their network participation. It is not a surprise deduction, and it does not reduce the effort they put into your sale.
Can I use this to sell and buy at the same time?
You can, and it is the best case. Both sides of the move earn a rebate, so a member selling at $400,000 and buying at $525,000 would collect $1,800 plus $2,400.
