The four stages
A typical Summit purchase loan closes in 28 to 32 days. Here is where those days go.
Application and disclosures
You submit income, assets, and property details, and we return a Loan Estimate within three business days. Sign the initial disclosures and the file moves on. Typical timing: two to four days.
Processing
A processor verifies employment, orders title work and the appraisal, and builds the file for underwriting. This is where most delays happen, and almost always because a document is outstanding. Typical timing: five to ten days.
Underwriting and conditions
An underwriter in our office reviews the whole file and issues a conditional approval with a list of items to clear. Answer conditions the day you get them and this stage stays short. Typical timing: seven to fourteen days.
Clear to close and closing
All conditions satisfied, we issue the Closing Disclosure at least three business days before you sign. Then you close, fund, and record. Typical timing: five to seven days.

Common questions
My status has not changed in a week. Is something wrong?
Usually not. Underwriting and appraisal are the two stages that legitimately sit for days without visible movement. If nothing has changed in five business days and you have no open conditions, call your processor directly.
What most often delays a closing?
Outstanding documents, by a wide margin. After that: an appraisal that comes in low, a title issue such as an old lien, and large unexplained deposits into your bank account.
Can I open a credit card or finance furniture before closing?
Please do not. We re-pull credit shortly before closing, and new debt changes your ratios. A $600 monthly furniture payment has cost members their approval in the final week.
What is the three-day rule before closing?
Federal law requires you to receive the Closing Disclosure at least three business days before you sign, so you have time to review the final figures. Certain changes, such as a rate increase, restart that clock.
Can my agent see my status?
Only if you authorize it. You can grant read-only access to your agent or attorney from the settings page, and revoke it at any time.
What should I bring to closing?
A government-issued photo ID, and a wire confirmation or cashier's check for your cash to close. Verify wire instructions by phone using a number you already have; wire fraud in real estate is common and unrecoverable.
